The Conversation Most Agents Avoid

A buyer finds a house they love. The photos are great, the location works, and everyone else looking at it seems excited too. Then the inspection comes back with real issues, or the comparable sales don't support the asking price, or something in the seller's disclosure doesn't quite add up.

This is the moment that separates an advisor from a salesperson. A salesperson helps you fall back in love with the house. An advisor tells you what the numbers and the inspection actually say, even if that means the deal falls apart.

I've had that conversation more times than I can count. Sometimes it ends with a lower offer. Sometimes it ends with a longer negotiation over repairs. And sometimes it ends with me telling a buyer, clearly and directly, that this isn't the house, even after they've already started picturing their furniture in it.

That conversation costs me nothing if the deal was wrong. It only costs me something if I stay quiet.

My Framework

Does the price hold up against real comparable sales?

Not the seller's number, not the listing agent's story — actual closed comparables in the last few months, in this specific area.

Does the inspection change the real cost of owning this home?

A repair estimate isn't a footnote. It's part of the price, and I'll tell you when it changes whether the deal still makes sense.

Is this still the right decision for your life in five years?

Not just this weekend, not just compared to the other three houses you toured this month.
